Southend Insurance is right here on Amelia Island, at 5317 S. Fletcher Ave., Suite 3 on the south end of Fernandina Beach. We're an independent agency, so we compare coverage from multiple companies for island homes, condos, rentals, boats and golf carts.
Coastal homeowners insurance
Island homes face wind, storm surge and salt air, and insurers price that in. The biggest things we review with island homeowners are the hurricane deductible, the roof, and whether the home has wind mitigation features that earn credits.
- Homeowners coverage from the historic district downtown to the south end
- High-value home coverage for oceanfront, marsh-front and Intracoastal homes
- Wind mitigation credits and four-point inspections for older homes
- Hurricane deductible options and what they mean in a real storm
Flood insurance on the island
Much of Amelia Island is in a flood zone, and a homeowners policy doesn't cover flood or storm surge. If you have a federally backed mortgage in a high-risk zone, your lender will require flood insurance, and Florida is phasing in a flood requirement for Citizens customers too. We can compare NFIP and private flood options. Read more in Do I need flood insurance in Fernandina Beach?
Condos and vacation rentals
Many island condos and beach houses are second homes or nightly rentals. A condo (HO-6) policy covers what the association's master policy doesn't, and a vacation rental policy covers the extra liability and lost rent that come with renting to guests.
Golf carts, boats and island life
Golf carts and LSVs are everywhere on the island, and your homeowners policy usually won't cover one on the road. We'll quote golf cart insurance, boat insurance for marina slips and lifts, and a personal umbrella for extra liability protection.

It is required if your home is in a high-risk flood zone and has a federally backed mortgage, and Florida is phasing in a flood requirement for Citizens customers. Even when it is not required, flood and storm surge damage are only covered by a flood policy.
Does my homeowners policy cover my golf cart?
Usually only on your own property, and often not at all on public roads. A separate golf cart or LSV policy covers liability and damage when you drive it around the island.
