Living on Amelia Island means living between the Atlantic Ocean, the Amelia River and the Intracoastal Waterway. Storm surge, heavy rain and high tides can all cause flooding, and a standard homeowners policy won't pay for any of it. Flood insurance is a separate policy.
What if I'm not in a high-risk flood zone?
Flood zone maps show risk, not certainty. Many flood claims come from properties outside high-risk zones, often after heavy rain overwhelms drainage. The good news is that flood insurance for lower-risk properties is often much more affordable.
If you have a mortgage on a home in a high-risk zone, your lender will require flood coverage. Even if it isn't required, it may be the only way to protect your home from a very common kind of damage.
NFIP vs. private flood insurance
The National Flood Insurance Program (NFIP) is backed by the federal government. For homes, it offers up to $250,000 of building coverage and up to $100,000 of contents coverage. Most NFIP policies have a 30-day waiting period before coverage begins.
Private flood insurance is written by insurance companies instead of the government. Depending on the property, private policies may offer higher limits, additional living expenses or shorter waiting periods. They aren't available for every home, so it's worth comparing both.
What flood insurance covers
Building coverage protects the structure, foundation, electrical and plumbing systems, HVAC, water heaters, built-in appliances and permanently installed flooring. Contents coverage protects furniture, clothing, electronics and other belongings. Contents coverage is purchased separately, so make sure you have both. Renters and condo owners can buy contents-only coverage.
Florida requirements are changing
Florida has been phasing in a requirement for many Citizens Property Insurance policyholders to carry flood insurance. If Citizens insures your home, ask us whether the requirement applies to you.
