Southend Insurance is an independent agency on Amelia Island, at 5317 S. Fletcher Ave., Suite 3 in Fernandina Beach. We insure homes, cars, boats and businesses across Nassau County, from the beaches of Fernandina to Yulee, Callahan and Hilliard, and we can compare coverage from multiple carriers for you.
Nassau County covers a lot of ground. A beach house on the island, a new build off State Road 200 and a home on acreage out west can each call for different coverage, so here is what we look at in each part of the county.

Fernandina Beach and Amelia Island
Fernandina Beach is the county's only city, and life here is shaped by water: the Atlantic, the Amelia River and the Intracoastal Waterway. That makes flood insurance and your homeowners policy's hurricane deductible two of the most important things to review.
- Flood coverage, which standard homeowners policies don't include
- Older homes, including in the historic district, may need a four-point inspection before a carrier will write them
- Condo (HO-6) coverage for oceanfront and island condominiums
- High-value home coverage for oceanfront and Intracoastal homes
- Vacation rental coverage for VRBO, Airbnb and nightly rental homes and condos
- Boat insurance for marina slips, lifts and trailers
- Golf cart coverage for getting around the island
Yulee
Yulee is one of the fastest-growing parts of the county, with many newer neighborhoods along the State Road 200 / A1A corridor near I-95. Newer homes built to current Florida building code often have features that can earn wind mitigation credits, so a wind mitigation inspection is worth a look.
- Homeowners insurance for new construction and recent purchases
- Auto insurance for daily I-95 commutes to Jacksonville
- Bundling home and auto with one agent
Callahan, Hilliard and western Nassau County
The towns of Callahan and Hilliard sit inland along US-1 and US-301, with more rural properties, larger lots and longer drives. Flood risk here comes more from rivers, creeks and heavy rain than from storm surge, and it still isn't covered by a homeowners policy.
- Homeowners coverage for homes on larger lots
- Auto, motorcycle and RV insurance
- A personal umbrella for extra liability protection

Nassau County insurance FAQs
Can I work with you if I live in Yulee, Callahan or Hilliard?
Yes. We can handle quotes and policy changes by phone or email, or you can visit our office on Amelia Island at 5317 S. Fletcher Ave., Suite 3.
Is flood insurance required in Nassau County?
If your home is in a high-risk flood zone and has a federally backed mortgage, your lender will require flood insurance. Florida is also phasing in a flood requirement for Citizens Property Insurance customers. Even where it isn't required, flood damage is only covered by a flood policy.
What is a hurricane deductible?
Florida homeowners policies have a separate deductible for hurricane damage, usually a percentage of your dwelling coverage, such as 2% or 5%, instead of a flat dollar amount. We'll show you how different deductible options change your premium.
